When You’re Ready to Get Started…

Follow These Steps to Identify and Prequalify for a Property:

  1. Sign-up For Inventory Access

    Website access to our inventory and timely email notifications of investment opportunities are only available to our subscribing members.

  1. Whitelist Email From ‘@investwithben.com’ and ‘Ben Grise’

    This is important. If our property emails are redirecting to another folder inside your email client, then you’ll miss out on timely property notifications. The majority of our properties sell in a matter of days. Therefore it’s critical for our emails to arrive in your inbox.   1. Complete Due Diligence for Property

    We will not execute contracts with our clients until they’ve completed their due diligence. Many of our clients waive the due diligence period to avoid losing the property to other investors. We sell all of our properties on a 1st come 1st serve basis to the highest and best offer. We offer you as much information about the property that we can. The details that we gather about each property are a result of inspections, county records, old listings, and previous seller information. However, it is up to you to complete your due diligence. All of our properties are sold “AS IS.” Seller does not warranty or guarantee any information on sold properties. Variances may happen.

  1. Complete Pre-Qualification

    Sign up for access and complete the investor survey. We only accept cash offers. We do not accept offers through conventional bank financing. We do require proof of funds or a financing letter from a credible private or hard money lender before you are approved to purchase inventory.

Once You’re Signed Up and Approved…

Follow These Steps to Submit an Offer:

  1. Deposit Earnest Money

    You must put down at least $2,500 of non-refundable earnest money, to be credited towards your purchase price for the offer and contract to be complete. Once your earnest money is received we will acknowledge the sale and proceed to closing. We continue to market each property until we receive the earnest money deposit. All offers are subject to Prior Sales and Withdrawals.

  1. Complete Transaction!

    After the contract and earnest money is received our preferred attorney or title/escrow company will schedule the closing. Funds for the closing need to be wired 24 hours prior to closing.
