The first step is to become a member by subscribing to receive notifications via email of properties we have available for purchase. This is done by filling out information on our website.
Next, emails will be sent to you with properties we currently have available. Our properties sell quickly, so it is important to have emails coming from Invest with Ben set to go to your inbox and not the spam folder.
When you find a property of interest, email sales@investwithben.com. One of our associates will schedule a group walk-through, which provides the information needed for you and the other investors to determine a bid. An email will be sent to you with information regarding the walk-through date.
Our team will set a deadline for bids to be submitted. Once the deadline has passed, the property is sold to the highest bidder.
Financing Investor Properties
Our pre-qualification requirements are necessary for those interested in our investor properties, as we operate on a cash-only basis. We do not accept bids where the only option is traditional bank financing.
We also require proof that the cash needed for the investment is available. If you plan to use a private lender, we will require a financing letter to verify the funds are available. This information is required before our company approves the purchase.
Our Investor Purchase Contract
Our downloadable purchase contract provides information about our terms. Once you are ready, email sales@investwithben.com with a complete offer.
Please allow 24 hours from the time the property first became available before submitting an offer. This allows all interested investors an opportunity to submit a bid. Only one offer per property is allowed.
Earnest Money
We do require non-refundable earnest money to close the deal. All properties remain as marketable until the set amount of either $5,000 (cash transactions) or $7,500 (lender financing) is received. Investments of more than $200,000 may require additional funds.
Closing the Property Investment Deal
When we have the contract and earnest money in hand, we will schedule a closing date. Please note all properties are sold “as is.”
